BP Land I need some help! I am working on a deal currently, and I am in need of a few potential things. Firstly, I am looking for a local (Cincinnati, or Ohio) lender that will either do a cash out refi, or a Heloc on a rental property that I have owned under 1 year. Additionally, I am looking for a lender who will consider income streams under 2 years old. If you know of or have used any banks or credit unions that consider these terms, please let me know.

Have you tried Spring Valley Bank?  That's who I use for my rehabs, not sure if they'll do a cash out refi or Heloc if you've owned the property less than a year but worth a shot.  PM me for contact details if you want.
