At a minimum I would use 8.34% for Vacancy and 10% for CapEx until I have the property inspected. 

I don't think we would have enough to put 20% down for both places (probably closer to 10%).

I bought them for about $150-170K, now worth closer to $300K.

I never sign a lease any more without the actual tenant visiting the property and inspecting it. 

Do I bill the inspection fee ($200) and the remediation to the tenant? 

And in this scenario, with two different loan types, do I need a reason for changing primary residence (i.e. closer to work, better home, lost a job, etc.)?

I always say 30 years even when I first joined Bigger Pockets and although by now its  been closer to 36 or 37 years I still always say 30 years.

I purchased a rental property a few months ago and in the process of rehabbing it and getting inspections passed, we obviously had to turn the water on.  2 months later the water company sent me a water bill for $400. 

I had a feeling there was going to be some kind of speedbump, so when I presented the PSA, I went ahead and made my inspection period 60 days.
