It is preying on the buying mentality of most consumers by jingling a shiny object over here, hoping they won't look at the poorly renovated investment over there.  

So I like picking up cash flowing properties, getting a nice boost in equity through some sweat equity, then riding out high cash flow and 3-4% appreciation from there.I understand why some people will take negative cash flow and try to pick the next big appreciation book market…but that feels less like passive income through investing and more like gambling to me.

Is that the company pushing for recruiting or individuals looking to boost their own interests?

For me personally, the networking is worth price of admission along with the general boost of motivation you get from attending.

A strong partner can be the difference between success and failure, and more importantly, has a monumental impact on your mental health.

Rents could go up and you could make improvements to the condition of your home to also boost rents.

**Have clear and meaningful goals with that investment (providing good stable housing, planning for retirement, creating generational wealth, safety and stability for mental health, tax strategies to keep more of what you earn, etc.)

I don't have the mental aptitude to grasp comp sci.
