Use this opportunity to begin a relationship with that mortgage broker or mortgage banker associated with that bank. 

In Los Angeles this is considered a safety hazard and would be associated with a violation that would need to be rectified if your property went through a housing inspection. 

To ensure success you will definitely want to associate with like minded people, people with experience and who are already doing what it is you want to do, and people who inspire you… not naysayers, negative people, nor critics.

There were a couple of homes in the area selling for $90k+ but they were either on large parcels or full gut and rehabbed to the 10th degree. 

I dropped out of my masters degree program a few days ago and it made me realize that I couldn’t see myself working for someone else any longer.

Lastly buying duplexes in the suburbs got their own issues like if a property has a “story” associated with it its harder to rent it out.

Something that will happen in my area is lot size, lot size may be the same but if the yard is sloped at 45 degrees it isn't usable and therefore not worth as much as a flat yard.
