@Jeffrey HolstLooks like the comparison between value and rent isn't as strong as I thought.I found an older thread that referenced this site... https://www.deptofnumbers.com/rent/My area shows really no correlation between the 2 from 2006 and 2012.

@Jay Hinrichs Yes, the trick now seems to be determining where the ripple effect of the planned plant heads next since adjacent land to the site is certainly not going for farmer prices any longer.

I'm interested in assigning L/o contracts as well..I've checked out Joe Mcall's stuff and it's really good..It's quite thorough..However, I have no idea how to bring up to the seller that I'm gonna assign the contract to a tenant/buyer..For some reason, this is always glossed over..In other words, how do I open up w/ my pitch?

Hi,I have no real experience with this subject but in my research I found a site that I feel it helps explaining how things work.

Another question: do you get to visit the properties and perform inspections prior to bidding or do you have to just buy sight unseen always??
