I have a few friends out here in Oregon who have large patches of land normally 2-5 acres I'm not sure if it's high or not, not my ball game but they are getting roughly 10% of profit but bear in mind that's water rights which in Oregon you must have for large scale grow.

I have an opportunity to purchase this home from a family frIend that has it now as a vacant rental and doesnt want the headache as hOUSE NEEDS EXTENSIVE RENOVATIONS.

I have friends who do well in rural towns, but they live in those areas and either do the work themselves or have relationships in the area to manage/maintain them.

Sounds like a tough sell; if she's sentimental about the house, she probably doesn't want to see it become apartments for strangers.I can't even convince my friends with no kids to live in duplexes... they are just too content to pay $1,500/month for the privilege of not having to hear footsteps above them every once in a while.

I also lend money but not in the USA at rates which in the USA would be considered userous but in other places are quite common and quite legal as well.

A friend went to Denver, CO interviewed a job wanting to look at a few homes as basis for relocation. 

This can be through any of the million syndicators out there or a friend/business associate who you trust that is involved or wants to get into it.The other option is to go searching yourself.

In my opinion the best way to find any type of professional is to get recommendations from family, friends, coworkers, etc...

If I were you I would definitely recommend looking around more to see if any of your local lenders advertise as being military friendly or if they specialize in VA loans.
