So he brings the money to the table, I  bring the deal, knowledge, property management, tenants, etc. and we split 50/50.  50% of something is better than 100% of nothing.

@Derek Carroll I proposed a 5 percent equity stake, but they do have to come to the table with some money.

Alexander, I am doing my best to expanding my network, as far as providing worth I'm not sure what I can bring to the table other then an eagerness to learn, my idea to to work with someone in exchange for knowledge and experience.
