@Mark Borrego I believe the prices on MLS listing sites that you are referring to are including estimations of the properties taxes and insurance hence the much higher price.

J Scott wrote a great book titled The Book on Estimating Rehab Costs which i've found to be a great reference guide.

Nothing you did, you're fine tenants, I need the units vacant to remodel the entire building, I'm happy to provide a nice reference for you, etc". 

@Eric James when you say you can’t believe how fast people jump for cash for keys, were you referring to me going straight for that or the tenants that will jump on it?

I have conventional and commercial loans in my portfolio and can refer you to good local lenders in the Minot area, if that is where you are.

I like to cross reference other properties in the area.

I am at the point where I may just drive over to a few of the nearby ABnBs and ask for references.

It’s 12 years in MD unless renewed (and I’m not referring to State tax liens which never expire, but I’m sure you knew that).No title policy means no LOI and no coverage under any applicable mutual indemnity agreement between insurers... so coverage is out and potential liability is on you.Easiest clear is connection to the address.
