That $100/month may be cheap insurance if the rest of their portfolio is highly sensitive to inflation risk.There is A LOT more to evaluating an investment than dividing the rents by two and capitalizing the "NOI."

Then you need to use the lower ones when evaluating your property.Trying to compare to another property you sold is very dangerous, IMHO.

I seem to not find enough books to read, I love finding the deals and going after them and being very creative, I enjoy evaluating properties and putting offers on them, learning short sales, I really enjoy wholesaling and rehab projects building up my capital.

What I meant to say is that take enough off of the ARV so that buyers will not be able to call your evaluation into question.

Chris, in simplistic terms, your offers should be 70% of ARV less repairs and as a real wholesaler, you need to know how to properly evaluate rehab costs and pass that info/due diligence on to your buyers.
