Then you need to use the lower ones when evaluating your property.Trying to compare to another property you sold is very dangerous, IMHO.

Those properties will move quickly because they are rather easy to spot based on the few evaluation formulas you've been shown.

Those closed funds are rarely included when the fund company, or mutual funds in general are evaluated.  

I seem to not find enough books to read, I love finding the deals and going after them and being very creative, I enjoy evaluating properties and putting offers on them, learning short sales, I really enjoy wholesaling and rehab projects building up my capital. 

What I meant to say is that take enough off of the ARV so that buyers will not be able to call your evaluation into question.

Chris, in simplistic terms, your offers should be 70% of ARV less repairs and as a real wholesaler, you need to know how to properly evaluate rehab costs and pass that info/due diligence on to your buyers.
