I use lead simple, it is not overly complex and allows me to manage a dashboard of leads!

How do you do your research and do you ask any leads?

I have a superwebsite made by gay fairies (gay means happy btw) that ranks -5 on Google.So I get leads out of my nostrils.I know I know that is not very helpful to you.But here is what IS helpful100% of my leads come from people that simply do not want to deal with agents.

They are by far the leading source of "problem" calls we receive from investors who have setup a plan and lost their way. 

I want to start pulling leads in from online marketing.

I would simply lead with that and see where it goes.

This also will pocket you several "I only want to rent" leads, that you can follow up on if you're not getting your price and your 90 day time limit is quickly approaching. 

Was it through trial and error mostly, lots of leads?
