You first wholesale...

I’m educating myself on ways to start investing with my situation. Don’t have much credit other than a credit card, student loans 😑 and car payment. I’m current on all but have a few medical bills that have my credit score below a 640. I have reached out to two loan originators and they want my score near 670 to work wIth me. Married with two children those medical bills on my credit are not able to be paid right away. Daycare and after school in my area are expensive.

Okay that’s a little back story on me and why wholesaling or seller finance will be my go to for starting my real estate investing journey! My plan is to start with either of these and save enough to put a down payment on a loan for a multi unit property. There is much more to my plan but that’s the base!

I am reading If You Can’t Wholesale After This.... I’ve Got Nothing For You by Todd Fleming and was curious to hear others story of their first wholesale transaction! Please share your experience and what did or did not work for you!

@Shakaria Brooks Books and Youtube videos can only teach you so much. The process itself is simple (simple but not easy) but the execution is what separates the people who quit and the people who are successful. I made every mistake you can make with my first deal but learned so much. And also got a nice sized check. Dont get trapped in analysis paralysis. Give yourself a firm start date and just get started. Go to REIAs and REI meetups. Network with other investors and wholesalers. Start birddogging for successful wholesalers in your area to start getting experience. Set a goal to do something real estate related every single day. Create a budget, how much do you have to spend on marketing? Where will your deals come from? The lower cost types of marketing are the ones that people are most squeamish about (door knocking!!! Cold calling😐)
