We try and stick to the model outlined in MREA. 

You'll talk w sellers who are motivated to sell but it doesn't fit a wholesale model (house in retail condition, no need to sell quickly, etc). pass those folks on to the realtor who can list it the traditional way. 

This is what I'm leaning to as far as a business model: it makes sense to get out of the renter status and move to being an owner.

I want it to be a model project for BP my 2016 way of giving back to BP.. since I have met so many neat people here. 

This is a very different model from what appears to be the norm of adding lots of units quickly/rehab/cash out refi, etc. so any comments on why my strategy would be a bad long term strategy would of course be much appreciated.  

Apparently even 2 5/16 inch balls have light duty models. 

A third model (which falls under the second) is a tiered services like someone else mentioned in this post.

I'm very much in the learning stages but have decent financial modeling skills and a MBA which should help me get started.

I just look at every area I go to and evaluate if it works in my model.
