these are called low value assets and low balance loans.. its a widely known fact in the standard mortgage industry that these are the highest risk.it cost as much to foreclose on a 40k loan as a 400k loan.. there Is no money.. and those properties tend to be in less desirable areas or flat out war zones or worst area of a city..

I graduated college last year, and have a full time position in the financial services industry, which is helping me pay down student loans, mortgage, bills, etc, but I am comfortable with where I am at financially.I have found a few people who are as hungry as I am to get into real estate, and we are thinking of forming an LLC.

I think it's because I've been built for this industry.

When you start off try to find something in your "back yard" and just do what is average. 

Our vacancy rate since 1-1-2016 thru YTD has averaged 1.09% .Always remember it is a business first an investment second and you will do fine!

Any studies/reports on what the average property related lawsuit settlement is? 

The rent is adjusted down since renters can get similar sized properties at a community with nice amenities - and more - for $1165 on average. 

It takes about 5-10 hours per month on average, but I believe that I'm compensated well for that time.

Was the job transfer in the same field/industry? 

I'm thinking about going into business with a friend who is a custom builder and curious to know what the industry standard is for the business arrangement given our potential situation.
