Single Family Residence vs. Multifamily Residential (2-4 units) - Pros and Cons?

Multifamily homes generate more income per unit of CAPEX (a roof on a multifamily home isn't any larger and still needs to get replaced every 30 years, etc).Multifamily homes can have higher expenses (4 kitchens, 4 fridges, 4 dishwashers, 4 furnaces, etc),can't always split utilities (water isn't separately metered, can't be charged to the tenant in Utah) and things like mowing and snow removal end up being LL responsibility).Now... comparing Quads to say duplexes?

The HOA fees can eat away at your cash flow but on the other hand if you are out of state you can have far less maintenance issues as the HOA take care of all building maintenance, cleaning, common area, snow etc etc.

Documented.Example; snow or ice removal procedures, documentation of rental refusals, eviction procedures, auction procedures, abandoned property procedures, carbon monoxide or fire alarm systems, chimney cleaning, grills in wood decks, etc.Even if you get sued and lose, the judgement will be less with operating procedures.

To know what expenses to subtract you look for what is coming out of your pocket such as: Property Tax, Insurance, Vacancy(which is 5%-10% of the rent), Repairs(5%-10%), PM (11%), Water, and Lawn Care/Snow Removal.
