Commercial Appraisal for off market sale

I'm interested in purchasing a property to use for my own business as well as have an additional tenant to offset an SBA loan. I'm interested in a local building and a potential off market sale. The owners have some interest according to a broker I've secured. They sent out a letter and they responded but do not have an asking price. I'm wondering if it's possible to obtain a reasonable independent appraisal without the appraiser having to go into the building. The broker has provided comps but the $/sq ft is all over the place and the broker is pushing for an offer on the high end $sq/ft (clearly to their commision benefit)
