I have my LTR in a college town where there’s high demand and STR in a coastal vacation area with +20 weeks of rental with a peak of $12k per week in the summer.For 6% on both,  I get the canvassing and advertising,  collection, scheduling of maintenance with contractor of my choice, cleaning, monthly quality control of the property, and a check by the 15th of the folding month. 

Sometimes it’s rented to college students other times it’s rented as a regular rental.A couple of thoughts; if school doesn’t open in the fall other than elearning can you rent it somewhat as a traditional rental.  

Having just come from that student environment (6 bedrooms share 2 bathrooms in a college suite), it didn't bother me any and many of the people who joined me were recent college graduates themselves.

I'd stay away from the middle area except where you're real close to Marist College and if you want to provide student housing.

I would say, if you are looking at College cities in the north, Braga and Vila Real are a lot less speculating althoug Braga seems to be following the trend happening in Porto ( but still in a earlier phase of the curve).Are you looking to do any kind of renovation, or expecting to buy "turn-key"?

The 3 colleges I'm considering are Penn State, the University of Florida, and Arizona State.

I know Boca is pricey however, with 3 colleges, great schools and good press Boca's property values stay high.
