You can literally just call the document "Amendment" and say this is an amendment dated May ___, 2019 by and between X and Y to the contract of sale (or whatever the contract is called), dated ___.

So, in general financing for STR's with traditional financing (in my experience at least) goes off of previous tax history (schedule C/E) only since you will have no lease to go off of.

You definitely don't want a commission split nor do you need the systems and training that the larger brokerages offer.As far as your own purchases, you could start out using a lawyer to review documents and help you understand everything until you have a better grasp on it.
