Hi Phillip,I highly suggest you read Chapter 7 from The ABCs of Real Estate Investing - this will help in your situation.

@Alex Castillo We have several clients who self insure on the Property, but no one who self insures for the Liability.If you have a lender, they require you to have coverage in place.  95% of investors will have a lender, so self insuring is not an option.If you own the property outright, then you have to determine if you want to pay out of pocket for 1)  Any sort of property damage;  Fire, Wind, Frozen pipes, etc.2)  Liability claims;  tenant slip & falls, or even death in the property they argue you had some responsibility for.

Again not arguing you should STR.

Lakewood seems to be very popular for investors…I think there could be a smart play in Aurora, too, given proximity to Fitzsimmons (though some might argue northern area is speculative; south likely “safer”).

Then you can try to argue your SFR + ADU should be valued similarly to that 2-4 unit.

And it's difficult to argue with opinion.

ABC Baltimore said they would conduct their own second appraisal (per contract ABC Baltimore had the right to conduct second appraisal).

Anyone that argues that you can't boost your ROI by doing things yourself (especially someone like you, who has plenty of rehab experience already) is lying to you.

You can argue, but I'm sticking to it.  

I have better things to do with my time than argue about facts.
