For long term rentals, we typically rely on the syndication provided through AppFolio and Zillow which, between the two, posts our rentals to just about every major consumer site you can think of.

Do any niches appeal to you yet, or are you still consuming mass quantities of information.

Consult with your Consumer Reporting Agency to make sure you are receiving a report that helps you achieve your property goals.

Finding a solid property management person is difficult, time consuming, but they can be worth their weight on gold.  

My wife and I are working extra jobs to pay down consumer debt and we hope that once we are clear of those we can begin investing.

HOWEVER, properties in that price range in the "war zone" are extremely time consuming to manage (as a rental) and difficult to sell.

Just be aware it is time consuming and you'll have a ton of dust to clean up.
