Since you're fresh out of college, you may also want to look into "house hacking" which essentially means taking on roommates in your own unit in exchange for rent.

I am particularly interested in financing multiple properties, buying foreclosed properties, tax info/1030 exchange info, and  networking with contractor and lenders.  

In exchange I was looking to pay back the loan at 6% over 24-48 months (depending on the amount borrowed).

The tenant asked for a 10% rent reduction for the first year in exchange for handling some of the unfinished work, which is fine for us, (it would still be cash flow positive).

If you are flipping contracts, not taking title to the property, you are not investing by definition, you are operating, facilitating an exchange of title. 

In addition they paid for marketing expenses, bandit signs, and overhead in exchange for a commission split.
