My point is, if you want to success in something, you have to educate yourself, learn from experiences, or learn from someone with vast experience.   

Most people that "finance" a down payment will borrow against another property they own with sufficient equity. 

This means the LLC holds the note, ideally 75% of the ARV or less so that way you have sufficient equity to refinance the entire note back to your LLC (aka "you").If done wrong its mortgage fraud. 

Make sure that your comp analysis factors this in and provides a sufficient adjustment for any comps that aren't on this road.

So I don't know if renting it out for a year or two would be sufficient to qualify it for 1031.

The vast majority of the time that I lookup on the assessor site, it just shows a warranty deed with "$10 and other consideration".
