Do you simply place machines and let the market decide if the location works, or do you go buy foot traffic through the store or location.

Well I live in Clear Lake so I'll have to pass on this one. 45 traffic outbound that time of day would drive me crazy.

I look at the blog updates and some of the articles, and some are interesting and informative, but many are thin on content and seem like filler to get traffic to their own site.Joshua Dorkin I've had two people PM me about posts I participated in this past week.

In order to get traffic to your site it is often best to specialize.

If you're changing use, find out if you need any sort of traffic impact study or anything like that. 

High traffic road that would make a great location for a Starbucks, close to both a college and high school. 

You'll also want to keep traffic in mind.

@Dave Carpenter thanks so much. basically what i am looking at is a car wash with 4 self service bays and 1 touchless automatic. guy is asking 375k and it grosses 100k per year. the property is in excellent shape. he owns another one in town too (already under contract) and have been in his family for decades. id be looking to bring the price down a bit and utilize an SBA loan. the property is in a blue collar town. everyone takes great pride in their honda civics. most of the houses there are multi family and do not lend much space to washing your car at home. the property gets a good amount of traffic and is surrounded by some small auto dealerships and other small businesses, multi family houses and apartments.  

STEP 4If your property is already listed, and you are not receiving Realtor Rebate on the Listing side, and need to increase traffic, before you follow the worn out advise to Drop your price, consider doing the following:Increase the Buyer's agents commission to 4% in the MLS Enter a Buyer agent Bonus in the MLSEnter a Seller Credit to pay borrower's closing costsWhen Buyer Agents are doing a zip code search and see that 4% and a Bonus,  it could be the Amityville Horror house on a sinkhole, you can bet it will be on their list to show!

It's likely the ceiling is built with actual 2x4's, which wouldn't be enough to carry much traffic.
