I am not opposed to JVs so much as you just have to make sure the agreement is outlined well through a third party (lawyer hopefully.)

Sometimes landlords don't perform through background and credit checks before they decide to rent to them, so the next owner gets stuck with the problem.Perform your due diligence.

I am closing on the third one tomorrow, my first 4 plex. 

Should I just chalk it up to a lesson and smile with my 100g's or fight this cancel the contract and face specific performance which might mean still having to sell or face litigation?

Hoping to hear all feedback from anyone who has had experience, positive or negative, with purchasing non-performing notes / non-performing loans. 

Fast forward 4 months and multiple lunches later, I was performing all kinds of tasks for him and soaking up as much of his knowledge and experience as I possibly could!

Finding a renter who would allow you to perform repairs would be hard, but it sure would be awesome to start collect rent while fixing up! 

If so, how are they performing?

I've gotten emails from three different contacts there, one asking me to verify my account, another asking me how great my experience was and if I have any questions and a third giving me helpful hints and tricks.I've responded with all the info they want, they take FOREVER to get back to me (and maybe I'm impatient here, but I'm used to responses from people like this within a couple of hours, not 8-12, especially when THEY email ME) and they're ignoring my responses and asking for the same information multiple times.
