As a newbie of sorts in the RE investing arena,  has anyone out there in BP world had any experience, good or bad, with the Clever Investor "Fast Track Profit" program ?

At time of initial closing when seller attorney was looking to sort the deed for any liens, the property was not fully paid for (still owing $2,000) even though buyer and seller knew the amount would be due at closing.

I currently have a good deal of leeway, for now at least, of where my money can go.Knowing full well that my lack of recent work history and savings would make it very difficult to get any sort of funding, I thought I may as well starting learning as much as I can.

if you can't come to some sort of agreement, move on. 

I just don't think that spend is necessary in a red hot seller's market.One thing on my to-do list is to set up a relationship with a furniture rental company to do the same sort of thing.  

His attorney is trying to help him get those settled for less so we can close.Anyone have any experience with this sort of thing? 

Intent can change in the future for all sorts of reasons.

3)What is the best way to handle the cash buyer backing out of deal while it is in escrow to protect myself from any type of law suit of any sort?

I've made one contact so far but would like to have some sort of checks and balances since my contact also pairs up with a property manager.

I know that there's tons of information here on bigger pockets, and trust me, I'm gonna dig through A LOT of it, but I'm looking for a mentor, or coach of sorts to push me in the right direction of REI.
