My very brief and simple opinion to find an investor:  1) Find a deal. 2) Be prepared to show an investor how and where they will make $$.

@Adam Horvath I think you're right about the kitchen remodel, the other simple fixes that you can do to get a great bang for your buck is to replace the bathroom fixtures and maybe (if this makes sense for your area) change the paint color to something thats a bit more in demand

Because I currently have a lot of time on my hands I think I have been able to run into some really good deals.I just wanted to introduce myself and I am looking for any one who also lives in this area who wants to partner on any deals were simply work together bird dogging.My goals are to complete a wholesale deal by the end of July.I would like to attain at least five houses by the end of the year that I can do subject to.

You can tell who is going to be a handful and who will be easy to work with based on how they communicate during the initial screening & showing.Every Class A tenant we’ve had initial doubts about for personality/credit related issues, inevitably made for a tougher year - even if they always paid (which is still the end goal).

As I understand these are pretty hands off real estate deals, which is nice for convenience but i'm really scratching my head thinking that a 8-13% return is worth the risk, especially considering what US equities have done over the last several years.
