I have another property that was put in service in March of a year, and the cost basis is fully depreciated after 27.5 years with just a few dollars due to rounding calculation.

I was wondering if anyone has any real life experience pertaining to this:I would love to move to the west coast & get away from the PA weather but I’m also afraid of getting out there and realizing there’s not much of an opportunity for buy and hold in AZ as there is in PA.

I think I'd be able to find some things used to save on furniture and other bigger ticket items. 

I'll add a few more pictures to show the place a bit but the other bigger ticket item is the paint.

I will continue to pursue seller financing with this deal and believe a Wrap-a-round Mortgage may be the best option.  

There HAS to be someone interested in this property as it has a backyard semi-private lake (fishing, canoeing, kayaking, paddle-boating and swimming year round) and is in an unzoned area for expansions, businesses etc.  24 hour shopping within 5 miles. 

(I worked all summer, round 4 grand)(invested 3k in stocks).

You can maybe get away with it for awhile, but I would never risk it.

Mineral exploration rights should be in the wheelhouse of a well-rounded real estate/land use attorney in your part of the country.

You can definitely get away with a smaller EMD or you could wrap it into the assignment fee.
