I am running numbers for a duplex in denver and am looking to calculate numbers for running an airbnb in denver 80205 for a 2 bed 1 bath ... any advice on things i should think about?

Not to be a buzzkill, but in the eyes of the city of Denver, the other side of the duplex is considered someone else's primary residence and therefore cannot be rented as an Airbnb or short-term rental. You can find it mentioned in the FAQs on the city of Denver's STR website here, but to make it easy, here's the language on there:

Each unit in a duplex is a separate primary dwelling unit, so the primary resident of each unit may obtain a license to conduct an STR. However, a person who resides in one duplex unit may not obtain a license to conduct an STR in the adjacent unit, because that unit is not their primary residence.
