Any tips on recognizing a good wholesaler vs someone who isn't? 

I recognize the debt to income component. 

While with interest rates low the probability is that the note WON'T be called, you have recognized that possibility and have a plan to deal with it.  

I do think more "deals" are coming on line as people recognize the banks aren't going to "help" forever, and people know we have kind of "hit the top" unless interest rates go back down. 

Thankfully not my issue, but just recognize stuff like this can happen. 

If they screw you, you have no recourse because the state can't recognize their status as a contractor.

So if that is what you did, you would likely have to recognize any capital gain from the sale and pay taxes on it.  

Stephen,I am not sure with Connecticut but in PA i believe the Parent LLC is not recognized as a separate entity. in other words if one of the llc's gets sued and they find that a Parent LLC owns it, i believe they can reach through that llc to any other LLC you own, you are best to check with an Attorney on that.

They state its time off for Holidays that they might not recognize.
