Meet other people in your area doing the same thing.

I understand they serve as a benchmark when calculating the discount rate but I see people try to predict them on a 10-year basis which seems incredibly difficult for first-time investors and ultimately, we never know what they will be. - Adam

Sometimes this is very helpful to some people.

Few people want to “unload” a house, but have other issues that only selling might solve. 

And really, a step further, I could care less whether people believe it or not!

My recommendation if you are starting out with limited funds is while you are saving start networking with people in your local market.
