I realize it a tender area of someones death....in lieu of empathy...is there a proper way to contact probate attorney's concerning picking up properties that family/estate wanna unload?  Are there probate attorney's that will disclose somehow properties that investment community can consider before they go to nest level of broker/realtors that will sell the traditional which can:   that can take longer and pose challenges of properties that need TLC, cosmetic issues, ect.   As an investor we can help alleviate and give good service to those after loss and thus one less thing to worry of.  Adivse to the way and the hope.

It would take a good six months to a year to develop a good relationship with a probate attorney and they are more likely to build a relationship with a real estate agent first so they can confirm the value before giving their clients any advice on disposition. Due to their fiduciary duty to the client, most are not going to want to give an investor leads and if they do, there are issues there.
