My question is, since the property is going to be under both of our names, do both of us needs to physically live in the house Or I can only live in the property and he can live where he is living right now.

It’s not as easy as changing a physical, mailing address… if it’s not negatively affecting, you and nobody is showing up at your place or delivering real mail then consider showing a little grace.
