Handwritten Wholesale Letter Content

My partners and I are ready to start a direct mailing campaign with handwritten letters. We are planning to target tax delinquent properties, absentee owners, and a number of other lists. We are having trouble deciding what is the best message to send in 3-5 sentences. Also, how would you change up the message when sending to individuals (SFH) as compared to companies (apartment buildings)?

Any feedback or examples of what you've used in the past would be awesome!
