I have a house that I am renting to my sisters family.

I want to buy a new private home and use my current primary residence equity (plus some cash) to buy a new primary house cash and then sell the old one.So, I am looking for a HELOC with little to no closing costs, as I will retain the money only for as long as I am selling my old house after buying a new one.Any advice?

Personally the only thing I find awkward about it is that you have to "invite" people to fill out the application or pre-application by their email or phone, I'd rather have a link to apply that I could post on my listings rather than have people message me then I have to collect the email, then send them the application, but that's just a minor inconvenience for me.

I used an FHA loan but I am concerned about accepting rental payments into my personal bank account. 

I stopped trying to personally figure this out after just bumping prices up and up over COVID and went with a revenue manager.
