From the ones I have seen the cash/equity split appears to be very lopsided in their favor

Point of the post : Over time, I have taken the DIY route on a majority of my properties and have learned a ton in terms of trade work.

The reason behind this, is that this is family transferring property to one another.

I've got two buyers -- one buying a new build A frame in the mountains outside Colorado Springs and the other a new build in STR-friendly Wheat Ridge -- and both intend to do short-term rentals.

At same time there operations costs are also expanding due to wage inflation naturally fallowing the "everything inflation" so yeah....

There is a banner on the top that states "Listing cannot be published without a Zillow Advertising Contract," I filled it out but have gotten no email confirmation or estimated time of completion. 

Anyway, any advice or worlds of encouragement you could shoot my way would be great, as invetsors have always  told me “the first one is the hardest”I look forward to connecting with you all and look forward to learning and growing in this business !
