How to access equity in your primary home?
I'm familiar with the big 3:
1. Sell home: ideally avoiding capital gains tax by living there for 2 of the last 5 years
2. Cash-out refinance: this is a little painful with current interest rates
3. HELOC: good for short-term use of equity
