My goals with the money will be to retire early, travel (I am a Flight Attendant), pay off my parents mortgage, give back to those in need, save money, and be able to do the things I want to do without the burden of constantly worrying about money. 

Just to use and pay off monthly.  

We've replaced the roof (18.5K, it was never torn off in 100 years) and redid kitchens and bathrooms. 

There are huge numbers of jobs here that pay $25 an hour, which based off a 40 hour work week, make tenants qualified for a $1,350 a month apartment.

If it goes off island it's been estimated to cost upwards of $10b.

This year things were going pretty great right up to April and then it was off the cliff.

Most of the time, you are better off selling the home and getting the proceeds tax free and using that to buy a rental.

Im based in NY so even if month to month if she's been there 18 months I would have to give her 60 or 90 (cant remember off top of head) notice to vacate unless she doesn't pay. 

Should I hire an interior designer to stage the home and air bnb the property that I invest in and hand it off to a property manager to mange the air bnb ?  

For example using the Lowe's card at Lowe's gets you 5% off at the register.
