What’s everyone’s game plan?

A seller might be totally above board and just looking to get out of the game, or they might be looking to dump a piece of trash among other pretty good properties. 

Forced appreciation and steady cash flow is the name of my game.

Listed on the MLS, and through my local network of having spoken with the listing agent and seller previously about other properties which may have helped with wanting to work on this together as I'm well versed with multifamily assets and transactions and don't work with unqualified buyers that play games.

This is a numbers game.

In other words, you do not have the liquid cash to use for time-sensitive deals.My two-cents, though I am very new to the game.

With how much business they are getting, in our market at least, contractors are a tough game right now.Right now, you've just got to have some patience, too.

This is to insure that I, the investor, has "skin in the game" so to speak, makes sense.

I love that you have skin in the game and are taking steps to be thoughtful in your responsibility as a builder to provide more functionality and outdoor space for future tenants.
