My goal is to buy my family home (wife and 2 kids) in about a year, but don't want to wait a year to get started on Real Estate investing if I don't have to. 

Would I be able to do a 1031 if I’m buying a primary property with an ADU that I would use as a short term rental?

I asked for specific examples on this 1% cash flow buying in 2023 or 2024 (not 2020 or 2015).
