Also if you want to get into multi family then you will want to check out the NEREIA in Chelmsford in October as @Ann Bellamy (who is also one of the hosts of the Black Diamond meeting I mentioned) will be one of the speakers discussing strategies for buying and financing owner occupied multi family properties (might be a little off on the specifics but that is the jist of it).

I am not sure about the market you live in, but I have never had to pay for gas for a contractor or evaluation fees in order to get a bid and I have received many bids in the past from a host of different subs.
