You've got a tenant in there who has skin in the game.  

Most investors will expect so form of reduction, you have a healthy spread anyways so just figure it as part of the deal.

I'm glad things are working well for you guys, but I definitely prefer to have a healthy equity position in a property.

They are all metrics that help define cash flow so I'm surprised you're asking... frankly they are all different ways to skin the same cat.You can't just look at cash flow...

With a healthy track record investors would trust that you will execute this deal successfully, as you had done in the past.Absent that track record, you are relying on your relationships to overcome the "trust factor".  

If that doesn't toughen one's skin, nothing will!

@Cameron Berens I think some are worth their weight in diamonds, but the vast majority are useless pieces of skin. 

You need a thick skin to do what you're doing.

For sacrificing, for compromising, for struggling at times and in general proud that I did not lose sight of what my ultimate personal goal was/is -  to achieve financial freedom for myself and my family, so that we can live happy healthy lives from here (U.S.) and abroad (family in Ireland).
