And why does it matter what the cap rates are...I am only looking for cash-flow and equity...these other metrics mean nothing to me...or should they?

@Brandon Sturgill I agree with you up to  point.  All the investment metrics are just different ways to judge how your investment is/will be doing.  The idea is to choose the one (or more) that works with your investment strategies.  For me, it's CoCReturn and cash flow.  The other are bonuses, but not decision makers for me.

I would add though, the you still want to analyze the market you are investing in for trends. Much like the stock market, if the "trend" is moving up and down, that's not a bad thing...like if the trend is going steady in either direction. What you don't want, is for the trend to be sinking on you...as in rapid ARV fall. Rents will fall with them over time, and tenant quality with that.
