People got burned in 2008 with ARM's

We are running into where all local banks only want to offer short term ARM loans on LLC purchases. 

Sold 4 (which paid back my purchase price), kept two, tossed in a renter, refinanced, and I'm re-armed and ready to do it again.Just takes patience and time invested in finding the right deals. 

Increase the NOI (net operating income)⁃ Refinance out of short-term loan until fixed arm.

You didn't mention explicitly, but I'm assuming you're looking at purchasing this next multi-family as a primary residence since you mentioned the FHA option, is that correct? 

It’s a 10-year maturity on a 25-year armort schedule. 5 years fixed, then ARM, but the lender doesn’t have the option to call the loan at the 5-year mark.

Used an agent-recommended local lender to put 10% down + 1 point for 7/6 ARM (with no PMI and option for no-cost refinance at 20% equity) for a house hack.

The mother, armed with death certificate and dower, if required, should be able to clear title to her name only.

You aren't going to get the best advice from someone who's at arm's length and meets with you twice a year.
