I have been reading and listening to a lot of BP books and podcasts but I think I need clarification on the BRRRR strategy. The way I understand it is using an example like this:
A house is listed for $...

I don't know how to explain how it happens, it just happens. 

this is without actual cross collateralization.. most loan docs form commercial lenders will have a section that explains.. even though you might have 10 loans with us.. and they are not cross collateralized by deed.  

Then explain what you bring to the table: you know how to find great deals and build a best in class team to execute.

Do you prioritize an agent with a calming personality who is better at explaining what is going on to your spouse more when looking at personal residences?

I'll find out when I go to do a refi on the current property I'm renovating because now I've used up all the line of credit it is possible it could cause an issue but at the same time I'll be explaining to them that I'm also going to be used the refi to pay off that line of credit so it may not be a problem.

Your agent should explain the situation to the seller's agent so there are no surprises.It seems to me this approach keeps you out of trouble and preserves your reputation.

I think this is one of the most important things to focus on because it can help guide you on your path and keep you on task.Stay the course and do not get distracted by this weeks shiny object.
