Then as more time passes the less interest they have in buying...He's playing a nasty game...Sadly, he's winning...I'm trying to think of a way to sell with the MINIMAL amount of involvement on his part...Maybe sell the place and then AFTER the sale, then tell the new owners to call him...I'm getting tired of this...

i dont know of any banks allowing a seller to hold your downpayment...not saying its not possible, but most want skin in the game....good luck and let us know :)

You can opt to undercut those prices, maybe simply do an 8% fee.That will get you in the game... and put a little cash in your pocket.

Being new in the game, you dont always think things through 100% if put on the spot, it's too easy to give in and people try and take advantage of you at a young age, new in the game, this ALWAYS gives you an out, gives you time to consiter anything,tenant wants to have a dog, put on the spot you might agree, but as the manager you'll ask the owner and get back to them. !
