In OP's case, Los Angeles allows the utilities to be put in the tenants name and even has a "landlord program" where it can easily get switched between the landlord and tenant without any disruption or additional charges. 

Since it's unclear exactly what the OP is asking, let me clarify what I think everyone is saying:1.

In the rooming house, we have a separate network in each of the two units and students register their devices when they first connect.laundry included - our rooming house came with coin-op machine and since they refuse to die, we are still using them.  

This is just my opinion based on the OP.

I don't think the OP (or Edward Jones) is considering an account within the jurisdiction of the DOL.But, even if they were, the current administration and the Secretary of Labor have indicated they will not be enforcing the provisions of the fiduciary rule until they have had time to review it.

So OP:  Remember when you're trying to buy a 1-4 family, you'll always be competing with home buyers that don't give a rip about the 'financials' as an income property -- because they just want something to live in.
