Though exhausted, we found it fun to answer inquiries, arrange group showing, and interact with people bringing all kinds of stories.One apartment has been under lease with an amazing couple (both are working professionals).

Everything is finally in order and now I want to run at least 1 campaign before the big day to get the ball rolling again and possibly knock down a couple nice deals to help foot the budget :-)Anyways to the topic at hand...We have always used Yellow Letters . com to handle our marketing and so far the response has been about 2-3% - majority seem to be "tire kickers," so we are considering a little different approach.

I have been analyzing Delray Beach, FL for the last couple of weeks, and I feel I know enough to make educated guesses on deals on that market, all I need is an input of deals.

House isn't in the greatest shape:We would like to do a couple nice things as the new owners, possibly a free cleaning?

Hopefully they get the utilities restored quickly and we are only talking about a couple days anyways.  

I called on the 5th and the Landlord who is usually a jerk was very polite and said "it's probably just a couple of days late".

My wife and I fly into DFW regularly to attend classes there.  

My in-laws are retired, they have owned a "winter" home in AZ for a couple years, and a within the last year or so purchased a "summer" condo in MI after selling another home in MI to be closer to us and their grandchildren. 

I have a couple of young investors willing to go in on the 19 plex but I'm not sure how to structure the ownership, mortgage, management, and any other issues that come with this type of deal.
