I'm might emphasize the following features of the deal to make the family member feel as at ease as possible EARLY in the conversation in order to get them to lower their defenses caused by previously mentioned stigma to be open to hearing the rest of your pitch:- Compare your suggested rate (8%-10%) to average return in the stock market (8%) then to a 10 yr CD or 10 yr Treasury Note which have (1-2% and 2.15% respectively). - Have THEM hold the title, physically, if possible. - How & When they get their money back?

As of now, I am maintaining an regular LLC to hold my positions in my SFH investments.If I were ever to maintain such a complex structure, my main idea behind it would be to deter any litigation seeing the multi-state structure itself, which at least to my knowledge is the first defense, or probably second, after my insurance.

The Private lender that I selected for this deal claimed that he is always willing to close church deals as long as the income was strong and the borrower had reserves and if need be they would look at additional guarantors .Well I figured this was an easy match until the lender began to speak on the conference call and made a ton of insensitive remarks, a few religious jokes gone wrong and even an ill timed reference to pornography.
