Investment Info:

Industrial buy & hold investment.

Purchase price: $85,000
Cash invested: $60,000
Sale price: $250,000

5500 square foot industrial building built from masonry and still with three office spaces and a conference room. 2 commercial bay doors and fenced in concrete yard

What made you interested in investing in this type of deal?

We have been investing in single family homes for the last 10 years and have started to move into commercial industrial and multifamily

How did you find this deal and how did you negotiate it?

Found this deal on a commercial website negotiated it down and paid cash

How did you finance this deal?

CASH

How did you add value to the deal?

Able to bring cash to the table we have an in-house construction crew so we did our own Rehab on the property

What was the outcome?

Excellent we have been here for 2 years now

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

The occupational license was a little different on this building because it is industrial and the permits needed were a little different as well
