I'm steering clear of student rentals (I have too many college-aged kids of my own to deal with...LOL!).

I graduated from college with a business degree that emphasized real estate.  

Welcome @Joseph WilliamsI grew up in State College, PA and have some family in Carlisle still.Upon graduating from CSUF I got my RE License and am currently originating hard money loans for a private investment firm based in Orange County. 

It lacks a lot of the intensive institutional real estate pressures that S Fl and to a lessor degree Orlando and Tampa face (remember...the hedge funds dumped billions in the Tampa market when it was in the toilet.  

My college debt is almost paid and I've been doing a lot of looking into investments and so far real estate has really caught my attention.

I'm going to a local college to receive my real estate license (sub-salesperson) and just stated meeting with my local brokers and the area I could be brokering in has a high selling value.

Where my parents live, Claremont CA, home of the Claremont Colleges, people are replacing their lawns for drought tolerant plants left and right, especially within the last 2 years.

Unlike most college students I have already started my life with a family and a home.

I rent to college students and we all know how big of procrastinators they can be. 

I made it one semester in college and realized it wasn't for me.
