I choose to pay a few bucks more and have someone do it in 15 minutes for me.I used to do everything myself to save money but now I am more choosy on what I work on directly. 

I think you should be sure it's a good deal and you have a good idea of the rehab costs and ARV, because the quickest way to ruin your reputation in your market is to lock deals and throw them around to investors with inaccurate figures....

I have read all comments and will choose to ignore them only to say the following:The problem that nobody is talking about is the fact that the original wholesaler has tacked on an additional 30% of the supposed contracted price and the second wholesaler has tacked on an 81% additional cost to the original price.The first wholesaler is greedy based on my estimation after reading the original posters comments of what he would pay.

I can't speak to Indianapolis but I know where I am there are some pretty incredible loan programs available if you speak with some reputable mortgage guys.

We do not charge application fees, we want the largest possible applicant pool to choose from.  

@Kathryn MarchettiYou should absolutely be able to roll the SURS program into an IRA of your choosing.  

Credit Karma recommended a couple of cards to choose from but I think I should go to a bank and see someone in person to help me with my situation.

Due to many court rulings, if a tenant with an option to purchase chooses not to move out, it could require an eviction.

If you think it is a crappy deal... tell them... you will build a very loyal following if you have a reputation for honesty and professionalism.

I think the turn key with a reputable property manager is the route I need to take.
